When a parcel of land is approved to have improvements such as buildings, utilities, parking areas and so forth placed on them, the contractor needs to know exactly where to build them. Construction Stakeout Surveys place each item on the property, no matter how large or how small, at the precise location and grade elevation that are required by the plan. This is extremely important to ensure that the construction meets code requirements such as zoning, ADA Accessibility and proper drainage.
The Surveyor will receive an electronic file of the design of the project, such as a Land Development Plan, as well as the coordinate system the designer used. With this information the surveyor can mobilize on site. Existing conditions may include a bare field, sometimes a current development and sometimes an already developed site which needs demolition. The Surveyor will then provide marks on the ground at the precise locations and grade for the operators of the construction equipment or builders to utilize. These markers can be for the locations of site elements such as ditches, storm pipes, utilities, sidewalks, parking areas, storm ponds, as well as the actual location of proposed building(s).
